Boost for Rondebosch with new City-enabled residential, mixed use development proposed

In line with its desire to enable vibrant, safer, diverse and accessible neighbourhoods, where public open spaces are celebrated, the City of Cape Town is pleased to engage residents on the proposed residentially led mixed use development on vacant City-owned property along a stretch of Kromboom Road, Rondebosch East. All residents and interested parties are invited to our Open Day, which takes place on 11 October 2025 between 10:00 to 14:00 at Vera School, Rondebosch East.
The City is hosting an Open Day on the proposed disposal and development of the located Rondebosch East property in line with the in principle decision taken by the municipal council some months ago. While not a legislative requirement, this Open Day serves as an information-sharing session aimed at enhancing the public participation process undertaken to date and ensures residents are included in the decision-making process of Council.
This initiative complements the statutory public participation process conducted in terms of the Municipal Asset Transfer Regulations, which ran from 13 September to 13 October 2024. During this period, interested and affected parties were invited to submit comments, all of which were duly considered and responded to by the City.
The public participation process marked the initial phase in the release of the property. Further opportunities for engagement will follow through statutory processes related to land use, heritage, and environmental applications.
The mixed use development proposes various uses in line with the area including various residential types, retail space, the upgrading of transport and road facilities in the area and importantly an envisioned upgrade to the natural assets of this site incorporating walkways, boardwalks and indigenous vegetation. It is proposed that the development be in line with the existing residential and mixed use developments in the area.
It is important to note that no land use approvals have been granted at this stage, and the potential release of the property remains subject to a competitive bidding process. The current conceptual development proposal is indicative only, intended to provide stakeholders with a sense of the potential development footprint and attractive potential of the property.
